Breaking Ground at Elimbah

Shadforth to deliver 404 homes for GemLife in the Moreton Bay area.

Shadforth are excited to share that we have officially broken ground on the new GemLife Elimbah community in the Moreton Bay region. This project is more than just another civil works contract for us; it’s an opportunity to help address the South East Queensland housing shortage while shaping a vibrant place for people to call home.

GemLife Elimbah has received Development Approval for 404 homes and includes an 8.2-hectare environmental zone with natural watercourses running through the site. It’s strategically positioned right next to a major shopping complex, with direct access to the Bruce Highway and only nine kilometres from the Caboolture Town Centre.

GemLife chose this location in response to the region’s housing crisis. Their downsizing model gives empty nesters the chance to move from large family homes into modern, low-maintenance residences, freeing up those bigger homes for growing families. We’re proud to help bring a project to life that makes such a positive impact on the wider community.

Site Works to Date

We have currently completed the bulk earthworks, which saw the importation of around 80,000 cubic metres of material to shape the land. We also installed the acoustic fence along the Transport and Main Roads corridor to protect the surrounding environment and future residents.

Our pipe and civil crews have mobilised and are set to install sewer and stormwater infrastructure, followed by road and drainage works. It’s an exciting start to what promises to be a milestone development.

For us, strong relationships are everything. We engaged with GemLife early in the Early Contractor Involvement (ECI) process, which allowed us to collaborate from day one and set the project up for success.

Working with a developer that shares our belief in building strong, connected communities makes a real difference. GemLife are pioneers in this space, and together we’re creating more than houses, we’re creating a community where people and families can truly thrive.
