Sunshine Coast Industrial Park

Scope of Works

Shadforth was engaged by Economic Development Queensland to deliver Stage 2 of the Sunshine Coast Industrial Park, part of the region’s largest designated industrial precinct at Corbould Park. The project provides future-ready industrial land to support a diverse range of businesses and long-term economic growth across the Sunshine Coast.

Completed in October 2024, Shadforth’s works included bulk earthworks, subdivision infrastructure, complex stormwater and drainage systems, wetlands construction and environmental management. The scope also incorporated the delivery of heavy-duty pavements, shared pathways and a critical sewer tunnel bore beneath Racecourse Road, all executed within challenging ground and groundwater conditions.

Challenges and Innovations

The project presented significant geotechnical and environmental challenges, including saturated soils, high groundwater levels, acid sulphate soils and works adjacent to environmentally sensitive areas. Shadforth implemented innovative earthworks methodologies, including lime stabilisation of subgrade and tailored groundwater management strategies, to maintain program certainty and long-term pavement performance.

A key technical challenge was the construction of a deep sewer tunnel bore beneath Racecourse Road, which required careful staging, specialised shoring systems and coordinated traffic management to safely deliver critical infrastructure while maintaining public access. These works were delivered alongside complex stormwater networks, large underground structures and constructed wetlands, balancing engineering requirements with environmental protection and community considerations.
