Greenwood Estate
Scope of Works
Shadforth delivered Stages 4 and 5 of the Greenwood Forest Glen development, a premium over 50’s lifestyle community located at the foothills of Buderim. The 190 lot subdivision was completed between January 2022 and May 2023 and included extensive earthworks, road construction, stormwater drainage, and water and sewer reticulation works.
The scope comprised of significant cut-to-fill operations, concrete roadway construction, stormwater infrastructure, water main and sewer reticulation, along with retaining walls, footpaths, and associated civil infrastructure to support the growing community.
Through detailed planning, strong environmental management, and collaborative delivery, Shadforth successfully completed the development to a high standard. The project demonstrates Shadforth’s capability to deliver complex, environmentally sensitive Land Lease Communities that enhance connectivity and create long-term community value.
Challenges and Innovations
Challenging Terrain: The site’s steep topography required extensive bulk earthworks and the installation of nearly 6,000m² of retaining walls up to 4m high.
Environmental Sensitivity: Works were adjacent to a creek corridor and Sunshine Coast Grammar School, requiring high-level erosion and sediment control measures and strict compliance management.
Community Engagement: Close coordination with the local school and community ensured safety, clear communication, and minimal disruption throughout construction.
Complex Interfaces: External roadworks connected the development to existing networks, including a new roundabout and upgraded access to Sunshine Coast Grammar School.
