Botanica

Scope of Works

Botanica is a landmark residential community at Deebing Heights, delivering approximately
1,902 lots as part of Stockland's masterplanned community. Following a two-year delay due to extensive stakeholder engagement, Shadforth commenced works in October 2024, maintaining strong relationships with the client, local community and Traditional Owners throughout the
pre-construction period.

Shadforth was engaged to deliver Precinct A bulk earthworks (BEW) and the civil works for
Stages 1–9. The scope includes 142 residential lots, approximately 140,000m³ of earthworks, including the excavation and management of 80,000m³ of rock, together with 1.8km of gravity sewer, 1.5km of stormwater drainage, 1.98km of water reticulation, retaining walls and fencing, deep-lift asphalt pavements, a pressure reduction valve, and construction of the sales centre car park. The project also includes staged handovers and coordination with multiple client-engaged contractors to support the broader development program.

Following the successful delivery of the initial works, Shadforth was also awarded Precinct B, comprising 1 million m³ of bulk earthworks and 527 residential lots delivered across 18 civil stages.
The bulk earthworks package has now been completed, with civil works continuing across the precinct. The scope also includes construction of the future sports field.

Shadforth has since been awarded a further 1.2 million m³ of bulk earthworks to complete the remainder of Precinct B and approximately 50% of Precinct C, unlocking the next 721 residential lots and supporting the continued expansion of the Botanica community. Civil construction for these stages is scheduled to commence in 2027.

Challenges and Innovations

Botanica presented a unique combination of technical, logistical and stakeholder challenges. Located on land of significant cultural importance, the project required careful engagement with local residents and Aboriginal and Torres Strait Islander peoples before construction could commence. Throughout the pre-construction period, Shadforth worked collaboratively with stakeholders to support respectful outcomes while maintaining project momentum and strong client relationships.

Extensive rock excavation has been managed through ripping, processing and recompaction, allowing material to be reused on site while providing a more efficient platform for future builders and service contractors to undertake installations. Staged construction and early handovers have also supported the client's broader delivery program, demonstrating Shadforth's ability to manage complex stakeholder requirements while delivering large-scale civil infrastructure safely, efficiently and to a high standard..
